In order for your garage door(s) to continue to run as smoothly and as quietly as possible, it is important to maintenance them. A garage door should be lubricated at least once a year, however most people will go the entire life of the opener system without ever sustaining their garage door(s). The following list is just a few examples that we run into when customers try to lubricate their own doors.

WD-40 - This is probably the most common household item of this list. Many people have this product and it commonly is thought of as being a lubricant for just about anything. WD-40 actually does have a huge amount of uses, however “garage door lubricant” is simply not one of them. WD-40 is actually not a lubricant at all. We have this misconception because it’s actually a cleaner. So when we use the product on a “creaky door,” if it’s rusty, WD-40 removes the rust and residue, making it quiet as a result; it is not because it lubricated the door.

Grease Another more obvious choice would most likely be grease. If you tend to work on your car, mechanic’s grease is generally a common item to have. A big problem with grease is that it is an attractor of dirt and dust, which means it isn’t suggested for open parts. In a car, it is used in places where grim will not hurt the overall operation of the vehicle. If used as a lubricant for your garage door(s) it could attracted unwanted grim to your moving garage door parts. This buildup will most likely mess up the smooth operation of your garage door.

Oil Oil is a good thing for lubricating car engines and some other household motors. It is better at working its way into bearings and door parts than grease and does act as a lubricant. However it is messy. Oil is a runny substance, it literally pours out of its container like syrup, so you can expect it to run out of garage door parts just as easily. This might mean that it will drip onto you, your stuff, and maybe your call. This might not be the best idea if you want to keep your belongings clean.

White lithium grease – White lithium grease in a convenient, easy to use aerosol can. In addition, this P.T.F.E. fortified, durable, non-staining lubricant provides superior friction reduction between similar or different materials than other lubricants. Will not run, wash off, or freeze and does not gum up or cake on applied surfaces. This is a professional grade product for use on all moving parts found on residential, commercial and industrial garage doors, gates and electrical operators, including, rollers, hinges, bearings, springs, cables, roller chain, locks, latches, etc.

Silicone-based If you stop by any type of home improvement store. These type of spray lubricant are easily found and are by far the appropriate way to lubricate a garage door. They work themselves around bearings and other moving garage door parts and stay there.

After many days of use, its not uncommon for hinges and bolt to become loose. In some cases, they can rust, so make sure they are all in good condition so that they last for their intended lifespan. Big home remodeling projects may not be worth the investment

If a seller is making improvements, they have to be the right ones. Perhaps just new appliances or a new sink, said Ruth Feldman of Weichert Realtors/McCarthy Associates in Philadelphia.

“A new kitchen or bath with the wrong layout or amenities will hurt the sale,” she said.

“If a new deck or finishing the basement will expand the space in a very small house, then that might make sense or be worth the money, even if [the sellers] don’t see the exact dollar return, as it would make a big impact.”

In a continuing climate of tight credit, getting the money to pay for home improvements is difficult, unless your pockets are very deep.

“The home-equity loans and lines of credit are just fancy names for a second mortgage, and that market is a bit tough,” Philadelphia mortgage broker/Realtor Fred Glick said.

“Most banks are still going up to 80 percent loan-to-value, and I actually have one lender that will do 85 percent,” he said. “But credit must be very, very good, and full income documentation is a must, along with a real appraisal that needs to be done, not just a drive-by.”

The old fashioned home-improvement loan? Very hard to come by, Glick said.

Remodeling has slowed nationwide. Architects were hit hard as real estate sales dwindled after the home buyers’ tax credit expired June 30. And the index used by the American Institute of Architects to measure future spending on construction fell in October after rising in September, the first increase since January 2008.

Reluctance by lenders to provide credit and the sluggish economy “are the main impediments to a revival of the design and construction industry,” said Kermit Baker, the institute’s chief economist.

If it has been four or five years since the last major renovations to your house, experts recommend doing things to make it a nicer place to live today – but not to overdo it.

Not surprisingly, as buyers expect more for less and are reluctant to do wholesale renovations themselves in these tough economic times, the paybacks on remodeling projects are relatively modest.

According to Remodeling magazine’s annual Cost vs. Value Report, the best way to spend big home-improvement money in the Philadelphia area is on an attic-bedroom remodeling, which will recoup 76.8 percent of its cost.

A project like that can run an average $61,186 for a 15-by-15-foot space with a 5-by-7-foot bathroom.

There are no guarantees, of course. And, as a general rule, real estate agents say, smaller changes that show better bring more reliable returns.

Spending just $1,500 on a new garage door will return $1,168, or 79.8 percent, when you sell the house, according to the Cost vs. Value Report, which is based on interviews with real estate agents and remodeling contractors. A steel entry door costing $1,440 will return 74.4 percent.

Garage and entry doors fall into the category of “deferred maintenance” for many homeowners.

“Catching up with deferred maintenance is money well spent because this is the area that causes offers to come in lower than what the market will bear,” said Noelle Barbone, office manager of Weichert Realtors in Media.

Most of these agents have even recommended that a homeowner replace their garage door when listing their house for sale, especially if the condition of the door was extremely poor and visible to the naked eye. The exterior of the home is generally the first thing that people see.  And even though we all know that we should not judge a book by its cover, it’s impossible to not judge a house by its exterior’s condition. Nearly half of the study’s participants also said appearance was a big reason because the age or style of the door detracted from the homes curb appeal.

At least once a year you should examine the garage door(s) on your property. To insure for proper operation and the longevity of your investment, we recommend that you pay-attention to your garage during daily use. When you find time to do a relatively simple walkthrough we encourage that you follow these steps:

1. Disengage your opener by means of the emergency release and manually open and close the door. During this time, the garage should operate smoothly without making loud noises. If you can open your garage door with one hand, make sure that it’s not flying up or slamming shut.
2. Check the cables and chain, torsion springs, rollers, and track. As you look at those, also go over the hinges and mounting brackets because sometimes screws come loose.
3. Perform preventative maintenance by having a good lubricant that is made for garage doors. Remember that WD-40 is not a lubricant. With your garage door closed, place a tiny amount at each point on the door where there’s a moving part. When you’re finished, manually open and close the door to work the lubricant in. Don’t forget the bearings on a torsion spring (which is located above the door when closed).

According to Pete Martin of Door-Mart, “garage door systems will last about 10-20 years. Like anything else that we use, if there’s high usage and poor maintenance, we can’t expect that our investment will last long. Appropriate care will help to elongate the lifespan of your garage door and opener system.” If something is wrong when you are performing a walkthrough it is important to repair it promptly. Garage door maintenance is a good way to prevent costlier future repairs. If you have a demanding schedule or cannot perform the maintenance yourself, hire professionals to do it.
